Business Development Representative

Schedule: Full-time. Standard business hours, based in one of the four listed markets. No required travel 

The Opportunity 

Katsam keeps commercial properties across six markets clean, safe, and running. Every parking lot swept before dawn and every property walked at first light is somebody's first impression of a business. That is the work, and it only grows if someone is out front finding the next property owner who needs it. 

That is this role. You will be the first Katsam voice a prospect hears, the person who turns a cold list into a real conversation, and the reason a General Manager walks into a site visit already knowing what matters to that account.

Katsam is a commercial property services company operating across Atlanta, Washington D.C., Dayton, Philadelphia, St. Louis, and Kansas City. We provide street sweeping, day porter services, power washing, and construction sweeping to national retail owners and REITs, local and regional owner-operators, third-party property managers, and construction general contractors. 

We are in a genuine growth phase, built from a group of respected regional operators now unified under one brand. That means real scale behind you and real room to shape how the sales function works, because it is still being built. 

Position Overview 

The Business Development Representative owns the top of Katsam's sales funnel. Roughly 80 percent of your time is spent sourcing, qualifying, and coordinating new business opportunities that General Managers convert. The other 20 percent supports Katsam's brand and marketing calendar across the company. 

You are not carrying a closing quota. General Managers own the close. You own whether there is anything worth closing, which in a growing platform is the more important half of the equation. 

This is a build role and a development seat. The person who does it well has a clear path into a full Account Executive or Business Development Manager seat. 

What You Will Own 

  • Qualified meeting generation. Set qualified first meetings for General Managers across Dayton, Kansas City, Atlanta, and Philadelphia. Ramp to 12 to 15 qualified meetings per month by month six 

  • Outbound prospecting. Run consistent outbound across national retail owners and REITs, local and regional owner-operators, and third-party property managers. Cold calls, email sequences, LinkedIn, referrals, and inbound follow-up 

  • Pipeline build and handoff quality. Source opportunities into HubSpot with enough qualification that General Managers accept them rather than kick them back 

  • CRM discipline. Log every meaningful touch the same day. HubSpot is the system of record, not a place to catch up on Fridays. You will also help General Managers keep their own activity and opportunity records current, so the pipeline is accurate end to end 

  • Meeting and site walk coordination. Confirm meetings 24 hours in advance, handle scheduling and logistics, and brief the General Manager with an account one-pager before every first meeting 

  • Brand and marketing calendar. Maintain Katsam's marketing and branding calendar, including a consistent LinkedIn posting cadence and support for internal employee engagement communications 

  • Conference and event support. Identify and calendar target industry events, build pre-event prospect lists for attending General Managers, and run post-event follow-up within five business days 

  • Market intelligence. Track competitor activity, RFP opportunities, and ownership or management changes across the markets you cover 

Who You Are 

  • You are self-propelled. Nobody has to check whether you made your calls, because you would rather make them than explain why you did not 

  • You are organized enough to hold prospecting, meeting logistics, and a content calendar at the same time without dropping any of the three 

  • You write well. Your outreach sounds like a person, not a template, and it gets replies 

  • You handle rejection without absorbing it. Most of this job is non-response, and it does not knock you off your rhythm 

  • You take feedback directly and apply it immediately. You ask for help early instead of hiding a struggle 

  • You are curious about the business, not just the script. You want to understand why a property manager cares about sweep frequency, not just how to get past the gatekeeper

Qualifications 
Required 

  • 1 to 3 years in sales development, inside sales, business development, marketing coordination, or a comparable client-facing role 

  • Demonstrated comfort with outbound prospecting, including cold outreach by phone and email 

  • Strong written communication, with the ability to draft outreach and brand content independently 

  • HubSpot CRM experience, with the discipline to keep records accurate and current 

Preferred 

  • Exposure to commercial real estate, property management, facilities services, janitorial, or construction 

  • Experience supporting a marketing calendar, social content, or event coordination 

  • Track record in a multi-site or multi-market environment 

Compensation and Benefits 

Base salary range: $48,000 to $65,000. Variable target: $10,000 to $15,000. Actual offer depends on local market and experience. 

Variable compensation is tied to qualified meeting generation and pipeline contribution rather than closed revenue, since General Managers own the close.
